12.10.2012 HOINKA GmbH is one of the first BREEAM DE auditors in Germany. In October 2012, the first properties were awarded BREEAM DE certifications at Expo Real 2012. The Stettiner Carré in Berlin and the Campus Carré in Frankfurt am Main were the first existing properties in Germany to receive the new internationally recognized BREEAM DE certificate. HOINKA GmbH acted as BREEAM auditor for these projects. The BREEAM Assessor was the company VALTEQ. HOINKA GmbH therefore also covers all current certification systems for existing buildings. These include the systems: BREEAM In-Use (BREEAM DE), DGNB Existing Office and Administration Buildings and LEED Existing Buildings: Operations & Maintenance.
“BREEAM in Use” supports building management in assessing the environmental performance of existing properties. BREEAM DE Existing Buildings was developed to determine and optimize the building performance of existing buildings. BREEAM DE Stock can be used to assess all non-residential buildings: Commercial, industrial, retail and institutional buildings. The certification of existing buildings enables owners, investors, operators and tenants to introduce sustainability criteria for buildings or entire portfolios, to sustainably improve the operation of the building, thereby reducing operating costs and increasing the sustainability of the building as a whole.
BREEAM DE Portfolio differentiates between three parts in the assessment.
- Part 1 Buildings: Assessment of the building and its installations
- Part 2 Operation: Evaluation of building operation
- Part 3 Tenant: Evaluation of user behavior and management processes of the user
Each part can be certified separately. Even individual rental areas can be assessed and awarded. All three parts are rated according to 6 rating levels (1-6 stars)

BREEAM DE Acceptable (Sufficient): Degree of fulfillment > 10%
BREEAM DE Pass (Satisfactory): Degree of fulfillment > 25%
BREEAM DE Good: Degree of fulfillment > 40%
BREEAM DE Very Good: Degree of fulfillment > 55%
BREEAM DE Excellent (Excellent): Degree of fulfillment > 70%
BREEAM DE Outstanding: Degree of fulfillment > 85%
