February 5, 2026 With the PANDION OFFICEHOME Soul, modern and sustainable office space has been created on around 45,000 m2 in the Werksviertel district of Munich. HOINKA GmbH supported the DGNB and WiredScore certification.
Following the completion of the project last year, DGNB Gold certification is now official. Together with its sister project “Beat”, the six-storey polygonal two-storey building forms the southern entrance to Munich’s Werksviertel district. With the OFFICEHOME concept, PANDION aims to transfer the qualities of the living area to the office world and thus contribute to increasing the well-being and productivity of the users.
The holistic sustainability and utilization concept of OFFICEHOME Soul is reflected in the following measures, among others:
- High level of natural light thanks to floor-to-ceiling windows,
- Flexible, needs-based layout of the office space,
- External shading and internal glare protection to reduce heat and light pollution,
- Combined heating and cooling ceiling sails for an energy-efficient and healthy indoor climate,
- Mechanical ventilation system to ensure consistently high air quality,
- Comprehensive mobility concept with 400 bicycle parking spaces in the underground parking garage and charging infrastructure for e-cars and e-bikes.
With all OFFICEHOME projects, PANDION is aiming for EU taxonomy-compliant construction, WiredScore certification and the Efficiency Building 55 standard in addition to DGNB certification. The OFFICEHOME Soul was awarded WiredScore Platinum. OFFICEHOME Soul is the second location of the German Patent and Trade Mark Office (DPMA).
The project was realized by Ramona Schuster (DGNB certification and EU taxonomy) and Dorothea Dörr (WiredScore certification) for HOINKA GmbH accompanied. The BMS project tool was used for project documentation.
