April 4, 2025 In Berlin Friedrichshain-Kreuzberg, the PANDION OFFICEHOME Pollux and two sister projects are creating an innovative New Work Hub. HOINKA GmbH is supporting the certification to DGNB Gold Standard.
Office space with individual workstations, conference and event rooms, a food court and various cafés is being created on around 50,000 m2 at Berlin’s Ostkreuz. The OFFICEHOME Pollux forms the center of the new Ostkreuz Campus with 28,700 m2 of total rental space on 6 floors.
DGNB Gold certification is being sought for the new building, which includes the implementation of an energy- and resource-saving building concept. OFFICEHOME Pollux has already been awarded WiredScore Gold for outstanding digital infrastructure. PANDION is also aiming for EU taxonomy-compliant construction and the Efficiency Building 55 standard with all OFFICEHOME projects. The BMS project tool was used for product documentation of the construction companies’ implemented products.
The mix of sectors and company sizes, which are particularly diverse in Berlin, and the demands on future work require an office complex like this to be particularly flexible. A flexible axis grid enables all common office concepts in OFFICEHOME Pollux. Up to 5,000 m2 of contiguous floor space (min. usable area 350 m2 per floor) and the option of connecting floors via internal staircases offer future tenants a wide range of options for use.
The floor-to-ceiling windows allow plenty of natural light into the rooms, while external mechanical sun shading protects against heat and reduces the required cooling capacity. An innovative heating and cooling system ensures energy-efficient temperature control. The mechanical ventilation system continuously ensures optimum air quality. The landscaped courtyard and roof terrace offer additional outdoor workspaces and retreat areas. Sports and play areas encourage exercise to boost circulation. A green environment and fresh air increase productivity and satisfaction.
The mobility concept is also adapted to the diverse needs of users: There is a separate entrance for cyclists in the underground parking garage, which leads directly to a secure parking area for bicycles, cargo bikes and e-bikes. There are charging stations and battery lockers, as well as showers and clothes lockers. Both bicycle and car parking spaces are equipped with e-charging stations. The Ostkreuz train station is 650 m away, providing optimal public transport connections.
The shell construction work on OFFICEHOME Pollux was completed at the end of 2023. Completion is scheduled for August 2025. One of the sister projects, OFFICEHOME Zinc, was already completed in 2024. Here too, HOINKA GmbH was able to support the DGNB certification.
