The GRESB criteria
Which criteria are evaluated in the GRESB assessment?
The GRESB Real Estate Benchmark Report is assessed in the categories of management, performance and development. The individual categories cover the ESG criteria to varying degrees: A total of 30 points can be achieved in the Management category, and 70 in each of the Performance and Development categories. Within the categories, performance is assessed in various aspects and correlated with each other. The following points, among others, are considered as part of the assessment:
- Management: Is there a sustainability strategy? Is the sustainability strategy communicated transparently? How good is the cooperation between stakeholders (tenants, suppliers, employees, etc.)?
- Performance: Are measures taken to minimise or avert risks related to corruption, bribery, climate change and new environmental regulations? Is the consumption of resources and waste production monitored? Are there sustainability certificates for individual properties issued by independent third parties?
- Development: How is the performance of the portfolio developing?
The performance in the subcategories is also shown with a value between zero and 100. The overall result is the GRESB score. The results are compared with the peer group average to categorise them. The assessment framework is based on the topics that investors and the industry itself see as the main challenges in terms of investments and sustainable property. The assessment is also based on international reporting frameworks such as GRI, PRI, SASB, DJSI, TCFD recommendations, the Paris Climate Agreement, the UN Sustainable Development Goals and country-specific disclosure guidelines and regulations.
