The DGNB certification
Since 2009, the German Sustainable Building Council – DGNB e.V. – has used the certificate of the same name to certify that sustainability criteria have been taken into account in buildings for a wide variety of uses – such as newly built commercial and industrial buildings, apartments, hotels, office complexes and educational facilities.
There is also an option for existing buildings to obtain certification.
But why certify at all?
The motivations of building owners to opt for certification in accordance with DGNB regulations are as varied as the added value they achieve. After all, certification of the sustainability of a construction project is not just a marketing or image advantage:
- the certificate ensures the quality of the construction project and can therefore be used as a management tool.
- The growing global focus on sustainability and ecology is also increasing the demand for sustainably constructed buildings – not only from customers and tenants, but also from investors.
- the focus is on people as building users: the well-being of people and the associated increase in productivity are just some of the reasons why sustainability certification to DGNB standard is sought.
Depending on the type of use of the building, value enhancement and value retention, together with the associated measures, also play an important role. While office, administrative and commercial buildings benefit particularly strongly from this, the effect is positive for all types of building and use.
According to a report by the German Sustainable Building Council (DGNB), 80 percent of the clients surveyed for certification met their expectations and were able to benefit from the resulting advantages. 82 percent would even consider certification again.
When do I start the certification process?
It is never too late to initiate certification, even existing buildings can be certified.
In general, the earlier certification is sought, the more cost-effective it is and the greater the positive impact on the result.
What are the advantages of DGNB certification?
- Security right from the start: The DGNB pre-certificate ensures that the planned performance targets of a building are defined in the early planning phase and achieved on completion.
- Balance of economy and sustainability: Economic sustainability is valued just as highly as ecological and socio-cultural aspects.
- Better market opportunities: DGNB certification increases the attractiveness of a building for buyers and tenants through demonstrably high quality standards.
- Lower vacancy risk: The growing demand for certified properties ensures successful long-term re-letting.
- Easier financing: Banks often grant better conditions and faster loans for certified buildings.
- International comparability: DGNB-certified buildings are standardized worldwide and can be compared nationally and internationally.
- Individual assessment profiles: Different building types receive a customized assessment based on the DGNB system for market-driven certification.
